Why do residents like living in Whitewater Springs so much? There are many reasons but they seem to fall into several categories...the beauty of the land, the infrastructure of the subdivision, the many activities and beauty of the surrounding area and towns, the quality of homes in the subdivision, and the friendliness of our neighbors.
The Beauty of the Land
The first thing that visitors notice is the natural beauty of Whitewater Springs. When you come here, you know you are truly in the internationally famous Texas Hill Country. You will find almost every kind of land that exists in the Hill Country here in Whitewater Springs. We have homes nestled alongside beautiful creeks with crystal clear water flowing over limestone bottoms. Other homes command magnificant views reaching out across valleys and canyons as far as the eye can see.
Whitewater Springs is home to abundant wildlife such as deer, wild turkey, quail, hummingbirds, hawks, roadrunners, cardinals, jays, painted buntings, mockingbirds, many other species of birds, and of course, racoons, armadillos, and squirrels. Occasionally, you will hear coyotes at night. A female mountain lion and her cub have even been spotted.
In the spring, wildflowers are abundant and surround many of our homes. In the fall, red oak and other varieties of trees display brilliant reds, oranges, and yellows.
There are a number of private lakes and ponds in Whitewater Springs. A committee of residents oversees the stocking of game fish in our largest lake which covers 20 acres. The committee is also managing the aquatic life in that lake to encourage a population of even larger fish in the future.
Infrastructure
Whitewater Springs has an excellent infrastructure. All water, power, and telephone utilities are underground to preserve the natural beauty of our subdivision.
The Lower Colorado River Authority (LCRA) owns and operates our water system. LCRA has offices in nearby Marble Falls, enabling it to perform frequent checks on the quality of our water and the integrity of system resources. LCRA provides fast response to any outages that may occur. A second well has recently been drilled to add more capacity to our system.
Electricity is provided by the Pedernales Electric Coop which furnishes power throughout our region at extremely competitive prices. Telephone service is provided by Verizon.
Hard top roads extend throughout the development. A road committee which operates under the auspices of the Property Owners Association (POA) oversees and budgets road maintenance. All of the members of the road committee are residents and a significant portion of annual POA dues is spent on road maintenance.
A beautification committee manages plantings at the front gate and in common areas such as the space around the swimming pool. A budget is set up each year for maintenance of existing plantings and addition of new ones. This committee also oversees regular, frequent mowing of road shoulders.
We are a gated community providing a high level of security to residents but with appropriate access to our subdivision by authorized visitors and contractors.
Surrounding Area
Whitewater Springs is located in one of the most beautiful and interesting areas in Texas. We are within minutes of just about any activity anyone would desire. Drive three miles from our front gate and you can see Lake Travis in the distance. Lake Buchanan and the beautiful Inks Lake are about thirty minutes away. Lake Marble Falls can be enjoyed from the outside balcony of Chili's in Marble Falls.

The entrance to the Balcones Wildlife Refuge which was recently featured in the Texas Monthly magazine is just yards from our front gate. You can turn right out of our front gate, drive a mile or so to the Cow Creek bridge, and turn left onto one of the most beautiful 13 mile drives in Texas. On this drive you will see 6 foot waterfalls, limestone cliffs, rolling hills, green pastures, and historic ranch houses.
Just driving into Marble Falls for grocery shopping and errands can be fun. The twenty minute drive into Marble Falls is a delight.

Shopping in Marble Falls isn't limited to routine items either. The charming town of Marble Falls has chic boutiques and gift shops as well as many restaurants including several which have achieved rave reviews by gourmets as far away as Houston and Dallas.
Speaking of eating, one can't overlook the Bluebonnet Cafe in Marble Falls. It has been in business for 77 years and was recently voted the #1 best place to have breakfast in Texas by Texas Highways magazine subscribers. On top of that, you can enjoy Pie Happy Hour there every week day afternoon.

Need to go to the local post office? Ours is located in Bertram, Texas...just fifteen minutes away. When you go there, you'll drive through Oatmeal, Texas, home of the world famous Oatmeal Festival which is held every September. Quaker Oats is a major sponsor of this festival and you are encouraged to "bring your Honey to Oatmeal" when attending it.

On the way to Bertram, you could decide to turn right before getting there and drive to historic Liberty Hill. Bet ya' didn't know Liberty Hill has an international sculpture park, did ya'? Well it does. Late in the 70's a well known sculptor, Mel Fowler, moved to Liberty Hill, set up a gallery and his residence there and organized an international sculpture symposium one summer. Sculptors came from all over the world to work on their pieces. Liberty Hill residents provided them with meals and rooms since there were no hotels or motels nearby at the time. Part of the "deal" was that they had to leave their works of art in Liberty Hill. So voila! A sculpture park was created that has been featured in the Texas Highways magazine.

Burnet is the seat of the county in which we live. Not to be outdone by other small towns in the area, it is experiencing a restoration of its historic buildings and is adding its own charm to our area. Its new city park is good example of Burnet's appreciation of quiet and beauty.

No trip to the the Texas Hill Country is complete without a visit to the quaint German town of Fredricksburg. It's only a short drive from Whitewater Springs. Visitors from all over the world flock there for the shopping, great food, dozens of charming B&B's, some of the best peaches in the world, Christmas tours, and quaint Sunday Houses.

If you like sports or hunting, you can't live in a better place than Whitewater Springs. We are near some of the best whitetail deer hunting in the world. Fishing and water sports in the many surrounding lakes are fabulous. There are many golf courses nearby...including Delaware Springs, Meadowlakes, Crystal Falls, Forrest Green, Blackhawk, Legends, Lago Vista and Highland Lakes Lago Vista.
And...if ya' just gotta' have a "big city fix", Austin is less than a one hour's drive.
Quality of Our Homes
Everyone likes to live in a neighborhood of nice homes. To live in such a neighborhood is pleasing to the eye and it contributes to the investment value of a home. Some of the covenants of the Whitewater Springs development set minimum standards of quality and size for all homes built here. These covenants are strictly enforced by an Architectural Control Committee which includes residents and a representative of the development's owner.

Friendly Community
All kinds of people live in Whitewater Springs. We have young couples with children, folks who work in Austin, artists, and retirees just enjoying the good life after finishing interesting, productive, and challenging careers. One thing is common to everyone who lives here though. Everyone is friendly and helpful to their neighbors. If someone experiences an illness or has to take an unexpected trip away from home, it's not unusual for a neighbor to mow their lawn without being asked.
The women who live here have a monthly luncheon get-together at one of their homes. A neighborhood bridge group meets twice monthly, usually at a restaurant in Marble Falls or surrounding area. A quilting group meets monthly at someone's home. Folks meet and chat at our swimming pool. We have an annual Christmas party in the home of one of our neighbors. And occasionally, we just meet at the pavilion in the common area near the swimming pool to visit and share a potluck meal.
Whitewater Springs is more than just a subdivision or neighborhood...it's a community.
